N11B Defence Form Accelerated Possession Procedure

Under the Court’s accelerated possession procedure a landlord can use a simplified process to seek a court order evicting tenants where they are alleged to have breached their tenancy agreement or failed to pay their rent.



When proceedings of this type are served on the Defendant he must take action if he wants to dispute the landlord’s right to gain possession of the property and defend the claim. IF he ignores the claim then the Claimant may become entitled to judgment in default.



A Defence should be filed within 14 days of service of the claim (or 28 days where an acknowledgment of service has been filed) using this defence form.
