Where property is co-owned by two persons as equitable joint tenants, if one owner dies his interest in the property passes to the survivor. This is known as the doctrine of survivorship. Sometimes the survivor may not want the property, for example for tax reasons, and in these circumstances he can use a Deed of Variation to redirect the inheritance.
