Covering Letter for a Section 8 Notice

Section 8 of the Housing Act 1988 establishes the different grounds on which a landlord can evict a tenant from their property – for rent arrears, for example. If you have decided to evict a tenant from your property, you will need to issue a Section 8 Notice to declare to them your intention to evict them.

Using this template letter, you can issue a Section 8 Notice to a tenant who has fallen behind on their rent. If you are evicting the tenant on these grounds, you only need to give two weeks’ notice – under certain other grounds, you would need to give 2 months’ notice.
