Q: My daughter is doing a house share with some students and I have an issue with the tenancy agreement. Is says that as guarantor I will be responsible for all students who do not pay their bill as opposed to just my daughter. Is this normal?
A: If the tenancy agreement states that you are responsible for all the students then you will be just that under contract law. If you do not want to be liable for other students, you are advised to speak to the landlord to see if you can convince him to change the contract so that you are only the guarantor to one person.
My daughter started university in September. She began living in a house share with 5 other students. She is now changing her course and cannot begin her course until the next academic year in September. She was sent a draft lease which has never been filled in and never signed as all the students had a verbal agreement. She has done everything she can to find a replacement tenant and the landlord took back her house keys before Christmas. My daughter paid for January in advance but not February. She has now received an email saying that her February rent was due. The lease does not state that it’s an Assured Shorthold Tenancy. What can be done?

My partner currently receives a 25% discount for living alone. How might this affect them if I am at the property temporarily?
